For years, North Las Vegas residents wanting a Nevada State University education had to make the trek to Henderson. Some students reported a two-hour round trip. A new downtown campus, breaking ground this year, is meant to close that gap.

The Nevada System of Higher Education’s Board of Regents approved a lease agreement in December 2025 for Nevada State University’s first satellite campus, to be built at 800 E. Lake Mead Blvd. in downtown North Las Vegas. University and city officials broke ground on the project in April.

A survey conducted ahead of the decision found that one in five Nevada State students already live within five miles of the North Las Vegas site, according to the university. One student reported to surveyors enduring a two-hour commute each way to reach the university’s main Henderson campus.

The planned three-story, 30,000-square-foot academic building will anchor “NLV Gateway,” a 19-acre mixed-use development led by Agora Realty and Management. The project is funded through a public-private partnership that includes the City of North Las Vegas Redevelopment Agency, the Nevada Legislature, NV Energy and an anonymous donor, according to the university.

The campus is scheduled to open in fall 2027 and will offer academic programming, workforce development opportunities and student support services, with a specific focus on serving first-generation and working students, officials said.

Nevada State’s growth has been steep in the decade since its founding push began: enrollment has climbed from 3,364 students in 2015 to more than 8,300 in 2025, and the university’s footprint now spans 512 acres at its Henderson campus, complete with student housing and athletic facilities.

North Las Vegas officials are framing the campus as more than an academic facility. Mayor Pamela Goynes-Brown said the project reflects a commitment to expanding educational access and removing transportation as a barrier as the city continues redeveloping its downtown core into a walkable community.

The NLV Gateway development already includes a Starbucks, a Tesla charging center and a medical office, according to city officials — the retail infrastructure of a downtown built around people who don’t yet have a reason to drive there. The university is supposed to give them one, starting in the fall of 2027.
