A 12-acre stretch of land across the street from Mandalay Bay has sat largely undeveloped for years. A national capital markets firm just lined up the debt and equity to change that.
JLL Capital Markets announced it secured land acquisition and development financing for a 12-acre site at the southeast corner of Las Vegas Boulevard and Mandalay Bay Road, clearing the way for the first phase of a mixed-use development in the resort corridor, according to the firm’s own announcement.
The property sits within a federally designated opportunity zone, directly across from Mandalay Bay Resort and Casino, within walking distance of Allegiant Stadium and the under-construction Las Vegas Ballpark District, home of the Athletics beginning in 2028.

JLL Nevada, the firm’s local subsidiary, arranged both the debt and equity components of the deal, structuring the financing specifically to fund horizontal development — the infrastructure work, including grading, utilities and roads, that has to happen before vertical construction can begin.
The site sits two blocks south of the intersection of Las Vegas Boulevard and Tropicana Avenue, which JLL’s announcement describes as having more existing hotel rooms than any other four-corner intersection in the world.
JLL’s involvement places the project within a broader wave of institutional capital flowing into the Las Vegas Strip’s resort corridor, where proximity to major league sports venues has become a factor cited directly by capital markets firms structuring financing for new development.

Neither the project’s final program nor its anticipated opening timeline were included in JLL’s financing announcement, leaving the specifics of what will actually occupy the 12 acres still undetermined even as the money to build it is now in place.
The land has sat on the Strip’s resort corridor for years without a project attached to it. Now it has financing before it has a finished design — a sequence that puts Wall Street capital markets ahead of the actual building plan, on one of the most valuable undeveloped parcels left on Las Vegas Boulevard.
