Switch has spent more than $376 million buying up land in a single North Las Vegas industrial park over the past year. The company just filed plans for its first building on it.
Switch, the Las Vegas-based data center operator, has acquired nearly 493 acres at Apex Industrial Park in North Las Vegas across a series of purchases totaling $376.5 million, according to property records.
The company’s most recent acquisitions included 176 acres for $85.5 million and a separate 176.5-acre purchase for $196 million, both at the same remote industrial park roughly 25 miles northeast of the Las Vegas Strip, along U.S. Highway 93.
Switch has filed plans with the City of North Las Vegas to develop a 486,250-square-foot complex on roughly 176 acres of its holdings, calling the project Switch Core 2.0 Phase 1 Campus, according to city records.
North Las Vegas spokeswoman Kathleen Richards said the proposal had not yet been scheduled for a Planning Commission or City Council meeting as of the filing.
John Restrepo, owner of RCG Economics, said data center operators have increasingly moved into rural and remote areas nationally because their projects require large tracts of land that are harder to find within established population centers. Restrepo said the regional effect of a data center built at Apex on local energy supplies will depend specifically on where the facility draws its water and power from.
Apex Industrial Park spans roughly 18,000 acres in total, with about 5,000 acres considered developable, according to the City of North Las Vegas. Switch is not the only data center operator active in the park: Utah-based Novva Data Centers separately acquired roughly 205 acres there for approximately $181 million.
Switch hasn’t announced a final build-out plan for its Apex holdings, and the Switch Core 2.0 filing covers only a fraction of the land it now controls there. Whatever gets built next, the company has already spent more securing the land than most Nevada cities raise in a year’s property tax revenue — and it’s still buying.
