A 17-Story Tower Is Coming to Fremont East. It’s Taller Than Almost Everything Else in the District.

Fremont East has largely stayed low-rise even as downtown grows around it. A newly approved 196-foot tower is about to change that.

The Las Vegas City Council approved construction plans for Triple 7 Fremont, a 17-story, 196-foot-tall mixed-use tower planned for the southwest corner of Fremont and 8th streets, according to city records. The project comes from applicant WDG Limited.

The tower is designed to include 338 multifamily units and 9,230 square feet of commercial space. Of the residential units, 72 will be studios, 194 one-bedroom, 70 two-bedroom and two three-bedroom apartments.

WDG Limited told the council the project responds directly to the region’s housing shortage, saying the need to build as much housing as possible would only grow more urgent given the added pressure from displacement tied to recent California wildfires.

The parcel sits within the Fremont East Entertainment District, an area the city established in 2002 following the early success of the Fremont Street Experience, with the current zoning designation applied to the entire district except for the block where Triple 7 Fremont is now planned.

At 17 stories, the project would stand well above the entertainment district’s traditionally low-rise character, which has centered on bars, restaurants and smaller mixed-use buildings since the district’s redevelopment began in 2004.

Triple 7 Fremont adds to a wave of residential construction converging on downtown Las Vegas, where developers are simultaneously pursuing projects in the adjacent Arts District and along the broader Fremont corridor.

Fremont East spent two decades building an identity around its street-level entertainment district. Triple 7 Fremont is the first project to test whether that identity can coexist with a building nearly 20 stories tall rising directly inside it.
